High Level Glass Replacement for a 14th Floor Penthouse
Our client required the replacement of a shattered glazed unit to their 14th floor penthouse property. Due to the height, location and installation constraints, the client had struggled to find a partner company with the specialist experience required to undertake the works.
A pre-lim survey identified further complications, including retention details hidden behind the floor slab. This meant the access, lifting and replacement methodology had to be carefully planned before works could proceed.

The Challenge
Complex Glazing Retention at 14th Floor Level
The shattered unit was located at 14th floor level, creating a complex access and lifting challenge. The client needed a safe, practical methodology that would allow the fractured glazing to be removed and replaced in a controlled manner.
During the pre-lim survey, our Project team identified that elements of the glazing retention were concealed behind floor slab details. This added a further technical constraint and confirmed that the works required careful investigation, supply chain consultation and a bespoke access plan.

The Solution
Fixed Scaffold Access and Controlled Lifting
After detailed consideration and consultation with our supply chain, the safest and most practical replacement method was agreed as a fixed scaffold structure. This was erected by our scaffold partners for the project, APA Height Access.
The scaffold platform was designed to tie into the building and incorporate a lifting rig at the top of the structure. This allowed the team to undertake the controlled removal of the fractured glazing and the safe installation of the replacement unit.

The Results
Successful Replacement After Two Years of Searching
Given the complexity of the location, our Project team monitored the weather to select a suitable installation date with the safest available lifting conditions. Once the correct conditions were confirmed, the replacement was successfully completed over the course of a day.
The completed works allowed the client to finally regain their original view after two years of searching for specialist assistance. The project was completed with the controlled removal of the fixed scaffold structure over the course of a week, leaving the property safe, clear and ready for use.
