Atrium Glazing Refurbishment For A Busy Shopping Centre
The client had a variety of overhead glazing structures throughout their busy shopping centre site, many of which were showing signs of age-related dilapidation. Sky Access UK were contacted to put together a comprehensive refurbishment package in line with the pre-supplied tender documents.
Several atrium structures on site were suffering from water ingress, creating potential health and safety hazards in the busy footfall areas below. Access also needed careful planning due to the location of the structures and the position of the existing gantry systems.

The Challenge

The overhead glazing structures were located throughout a live shopping centre environment, with water ingress affecting areas below. This created a potential slip risk for visitors and staff, so the refurbishment needed to be planned around safety, access and minimal disruption.
Access to the structures was also a key constraint. The position of the existing gantry systems and the location of the glazing meant the project required a flexible access strategy combining certified gantry access with rope access techniques.

The Solution
Intrusive Surveys And Full Seal Service
Our project team developed a comprehensive programme of works for the refurbishment of the overhead glazing on site. Before works commenced, we carried out intrusive surveys to confirm the scope and identify any additional requirements, including glass replacements.
The works included multiple glass replacements, a full seal service to the overhead glazing, replacement of atrium pressure plate gaskets and the introduction of butyl glazing tape. Each element contributed towards resolving the water ingress issues and providing a long-term repair strategy.

The Results
Long-Term Water Ingress Guarantee And Ongoing Maintenance
Safe access for the works was achieved using a combination of the existing certified gantry access and rope access techniques delivered by our in-house technicians. This allowed the team to work across the overhead glazing structures while managing the constraints of a live shopping centre site.
On completion, we issued long-term guarantees against water ingress for the structures alongside an ongoing maintenance package. This provided the client with a practical refurbishment outcome and a planned route for maintaining the glazing over the long term.
