Curtain Walling Inspection For A Central London Headquarters
As part of their health and safety audit, the client identified a requirement for their glazing to be assessed and maintained. The aim was to ensure the safety of building tenants while helping to avoid future costs associated with reactive repairs or larger refurbishment works.
With a history of conducting works on site, Sky Access UK were instructed to produce a maintenance and inspection regime to help protect the integrity of the perimeter curtain walling over the long term.

The Challenge

The client needed a proactive approach to curtain walling maintenance rather than waiting for visible failures to develop. Regular inspection was required to identify issues such as defective fixings, weather seal deterioration and failed paintwork before they could become larger repair or refurbishment costs.
Because the works related to perimeter curtain walling at height, the regime also needed to be delivered safely and efficiently with minimal disruption to the headquarters building and its tenants.

The Solution
IRATA Rope Access Inspection And Spot Repairs
Using our IRATA trained rope access technicians, Sky Access UK periodically inspect the glazing system as part of the agreed maintenance and inspection regime. Rope access allows the team to reach the perimeter curtain walling safely without relying on disruptive scaffold arrangements.
During each attendance, the team inspect the glazing and conduct spot repairs where required, including works to fixings, weather seals and failed paintwork. This helps maintain the condition of the system while identifying future remedial requirements early.

The Results
Ongoing Reporting With Clear Recommendations
Following each inspection, Sky Access UK produce a report detailing the findings and any recommendations. This provides the client with a clear record of the curtain walling condition and the spot repairs completed during the maintenance visit.
