Persistent Atrium Leak Repair For A Commercial Premises

The Sky Access team were approached by the client to assist with a persistent leaking atrium. The site had experienced leaks for several years, and several roofing and glazing contractors had already attempted repairs without successfully resolving the issue.

With full internal protection installed by the client to reduce the impact of the leaks, they needed an effective repair that would eliminate the water ingress and allow the costly temporary protection to be removed.

The Challenge

Intrusive Investigation Identified Installation Defects

Our surveying team were instructed to undertake an intrusive investigation of the system. This identified several issues with the quality of the original installation, including incorrect membrane detailing and missing gaskets.

The investigation also confirmed that the existing system had been manufactured using Schueco profiles. This was a critical finding, as it allowed the refurbishment to be planned around the correct system components rather than relying on generic repairs.

As a Schueco Partner, we were able to work with their technical team to identify the correct replacement components required as part of a system overhaul and refurbishment. Once the parts had been sourced, our IRATA trained rope access team attended site and commenced the leaking atrium refurbishment.

The works incorporated the removal and replacement of existing gaskets, butyl glazing tape and pressure plates / cover caps. The replacement transom profile introduced a pitched detail and drainage, resolving the pooling water issue along the top of the detail.

The Results

Successful Water Test And Leak Resolution

By replacing the defective system components and correcting the drainage detail, Sky Access UK provided a targeted refurbishment package designed to resolve the persistent water ingress rather than apply another temporary repair.

On completion of the works, a successful water test provided evidence that the repair had been effective. This gave the client confidence that the internal protection could be removed and the commercial premises returned to normal use without the ongoing disruption of atrium leaks.
