Leaking Glass Roof Repair For A Busy Retail Premises
After ongoing water ingress issues, our client required a practical solution for a leaking glass roof above a busy retail premises. The leaks were creating health and safety concerns for building users due to the risk of slippage hazards below the structure.
The glass roof had been installed with silicone butt joints between the glazed panels. These joints act as the primary weather seal to the system, but over time splits, holes and shrinkage can occur, allowing water to track through the roof.

The Challenge

The glazed structure sat above a busy retail premises, meaning the water ingress was not only disruptive but also presented a health and safety hazard to building users. The client needed a contractor with experience of atrium glazing repairs and difficult-access leak investigations.
The suspected issue was with the silicone glass-to-glass joints. Because these joints form the primary weather seal, any age-related shrinkage, splitting or holes could allow water ingress and increase the risk of further deterioration if left unresolved.

The Solution
Water Testing And Targeted Sealant Repairs
After conducting an access assessment, our team commenced with a water test to the glazed structure in order to pinpoint the locations of water ingress. This allowed the repair works to focus on the defective areas rather than relying on assumptions.
The glass roof was showing signs of age-related dilapidation, with sections of the silicone glass-to-glass joints found to have holes and shrinkage. Where these defects were identified, our team removed the defective seals and adjoining sections before replacing them with new sealant.

The Results

The defective silicone weather seals were removed and replaced in the affected areas, helping to address the water ingress issue and reduce the associated health and safety risk within the retail premises below.
