Our client had an existing curtain walling structure suffering from age-related dilapidation, including multiple leaks and missing components. A survey also identified that the existing glazing specification to the curtain walling was non-safety glass.

Age-Related Dilapidation And Non-Safety Glazing

The existing curtain walling system was showing clear signs of age-related failure. The structure was affected by multiple leaks and missing components, creating a need for a more comprehensive repair strategy rather than isolated spot repairs.

The survey also identified that the existing glazing specification was non-safety glass. This meant the refurbishment needed to address both water ingress and safety performance, while being planned in a way that reduced disruption to building tenants.

Safety Glass Replacement And System Overhaul

After the initial survey, we prepared a variety of refurbishment proposals so the client could review the available options against their budget. Due to the age and condition of the system, the client chose to proceed with a full refurbishment package.

Because the existing glazing was non-safety glass, we commenced with the staged removal and replacement of the affected units with clear laminated safety glass. Delivering the works in stages helped reduce disruption to building tenants while allowing the refurbishment to progress in a controlled manner.

The Results

Water Tested Works With Long-Term Guarantee

To alleviate the water ingress issues, we replaced existing system components including gaskets and weather seals as part of the full overhaul. A water test was conducted upon completion of each area to confirm the works had been completed correctly before moving to the next stage.

Upon completion, we offered the client a long-term guarantee against future water ingress, providing peace of mind on the integrity of the completed refurbishment works and extending the service life of the curtain walling structure.
