Annual Facade Maintenance for a Brentford Commercial Office
The Sky Access Glazing team were tasked with undertaking an annual facade and maintenance package for a commercial office premises in Brentford, London. The glazed facade consisted of a full height curtain wall system using Schueco components.
Due to the age of the site and a lack of ongoing maintenance, the curtain wall was showing signs of age related deterioration which required remedial works.

The client required a practical maintenance strategy that could identify defects across the facade, quantify any remedial works required, and address ongoing issues such as water ingress where practical.

The Solution
Targeted Inspection and In-House Rope Access Expertise
Utilising our in-house IRATA trained rope access technicians, we proceeded to undertake a targeted annual glazed facade maintenance strategy for the property.
These works commenced with an initial inspection of the facade to quantify any defects such as glass breakages or fractures, short gaskets, defective weather seals and other age related issues. Where practical, our teams undertook spot repairs to alleviate ongoing issues such as water ingress.

The Results
Photographic Reporting and Ongoing Maintenance
After a quantification of works, our surveying team issued a photographic report detailing all defects identified, along with their locations on the facade.
Any spot repairs undertaken were logged with before and after photos to provide the client with peace of mind about the works conducted. Following successful completion, Sky Access were instructed for the proceeding year to continue the ongoing maintenance programme.
